Full neighbourhood file →An upscale, tree-lined neighborhood northwest of Holly Avenue and southeast of Sierra Madre, holding some of Arcadia's largest lot sizes and sitting closest to Santa Anita Park and the Arboretum's resident peafowl.
North of Foothill Boulevard and east of Santa Anita Avenue, this late-1930s-platted district has curving streets, large lots, mature oak and sycamore trees, and ornamental street lighting from its original design.
Known for large, established properties and oversized lots with mature tree cover, adjoining Upper Rancho on Arcadia's north side.
Anchored by Baldwin Stocker Elementary and close to the Baldwin Avenue retail corridor, Santa Anita Park, and the Arboretum; offers a broader mix of single-family and attached housing than Arcadia's hillside districts.
Set closer to the San Gabriel foothills, with larger homes on more secluded lots than the valley-floor neighborhoods.
