Calavera Hills is a master-planned community built out in phases from the mid-1980s (The Cape, 1984) through the Calavera Hills Master Association's 2000 build-out, developed primarily by McMillin Companies and Brookfield Homes, wrapped around Lake Calavera and its open-space preserve in northeast Carlsbad near College Boulevard and Tamarack Avenue.
The lake and canyon setting that makes this a desirable, trail-adjacent community is also the reason it's flagged differently from Carlsbad's coastal tracts: the city's own fire department lists Calavera Hills among its highest wildland-fire preplan priority areas, and its published fire-hazard severity designation runs meaningfully above the citywide average. That's a real, documented factor for defensible-space compliance and insurability on homes closest to the open-space edge, distinct from the interior, non-adjacent lots in the same tract.
Because construction here spans roughly 1984 to 2000, expect the same construction-era range as anywhere with a sixteen-year build-out: earlier-phase homes are candidates for original roofing well past typical service life and, on 1980s-to-mid-1990s construction specifically, polybutylene supply plumbing (a well-documented, industry-wide issue for that era) should be confirmed rather than assumed. Calavera Hills Elementary and other Carlsbad Unified schools serve the area.

- The Calavera Hills Master Association (roughly 487 units) is on record, alongside multiple sub-association HOAs covering different subdivisions. Whether a separate CFD/Mello-Roos special tax applies to a given parcel is pending the founder's notes.
