Full neighbourhood file →Locally called simply 'Mutual,' this is one of Lakewood's earliest tract developments, dating to the original 1950s build-out, and remains a time capsule of small ranch-style homes from the 1940s-1950s.
The largest and original tract built by the Lakewood Park Company starting in 1950, with 2- and 3-bedroom, one-bath homes on roughly 5,000-square-foot lots, raised foundations, and hardwood flooring; this tract is the core of what made Lakewood the country's first large post-war planned housing development.
Named in 1939 by developer Charles Hopper after London's Mayfair district, this neighborhood north of Mayfair Park was informally called 'Radio Park' in the early 1950s because many streets were named for early broadcast stars; Gene Autry and Hedda Hopper appeared at the tract's ribbon-cutting.
Built around the private Lakewood Country Club golf course, which developer Clark Joaquin Bonner laid out around Bouton Lake starting in 1930 (opening in 1933, predating the city's 1950s tract boom), this neighborhood holds larger custom homes that trade well above the city's typical tract-home prices.
A quieter, tree-lined pocket of ranch-style tract homes on the city's south side, within walking distance of park and recreation space, consistent with Lakewood's original 1950s planned-community layout of parks distributed through every neighborhood.
A suburban tract on Lakewood's east side built up with customized mid-century homes; the neighborhood sits near Rynerson Park, a 40-acre green space, and benefits from proximity to Interstate 605.
