Audie Murphy Ranch is Menifee's largest recent master-planned community, roughly 1,100 acres of rolling ground on the city's west side, named for the World War II veteran, with construction spanning 2012 to the present across nine neighborhoods and six different national builders (Meritage, Brookfield Residential, D.R. Horton, Woodside, Richmond American, and William Lyon). That builder variety matters for an inspection dossier: two homes on the same street can be different plans from different production lines with different subcontractor pools, even if built in the same year.

The community carries CFD 2012-1, a Mello-Roos special tax collected on the county tax bill, which is standard for a development this size and typically funds backbone roads, parks, and public facilities rather than anything specific to an individual lot. Grading here rises toward the San Jacinto foothills on the community's edges, and being newer construction the tract's core inspection risk is less about deferred maintenance and more about first-decade production-home items: stucco crack patterns at expansion joints, HVAC systems reaching their first major service interval on the earliest 2012–2014 phases, and standard verification of grading and drainage on the graded pads that make up the rolling terrain.

Community Facilities District 2012-1 Audie Murphy Ranch is on record with the City of Menifee, and the special tax is collected through the annual Riverside County property tax bill under the Mello-Roos Community Facilities Act of 1982.
