Menifee Lakes is one of Menifee's older master-planned communities, built around the Menifee Lakes Country Club golf course (designed by Ted Robinson) starting in 1989, with most of the tract's homes dating from the 1990s. It's governed by the Lakes Community Association, one of the larger HOAs in the city.
This is now a tract with over three decades on its original systems in the unrenovated homes: original composition roofing is well past a typical service life if it hasn't already been replaced, and 1989–1990s-era copper or, on the earlier phases, potentially polybutylene supply plumbing should be confirmed rather than assumed. Buyers should treat any home here that hasn't disclosed a roof or repipe as needing that verified during inspection, not after close.
Menifee Union School District (K-8) and Perris Union High School District serve this address. The golf-course setting means some lots border fairways and water features directly, which raises the usual questions about irrigation runoff and lot-line drainage that are worth checking on any golf-adjacent property regardless of age.
