Sun City is the community that put Menifee on the map: Del Webb opened it in 1962 as his second active-adult development after the original Sun City, Arizona, and it was built out with Presley Co. into 1981, ending up with roughly 4,762 residences on former ranchland. It's Southern Riverside County's original age-restricted community, and it now spans generations of California building code, homes from the Kennedy administration through the early Reagan years all carrying the same "Sun City" name.
That age spread is the whole story for an inspection dossier. Homes from the earliest 1960s phases are candidates for original electrical panels and, depending on the specific years and tract, aluminum branch-circuit wiring, a well-documented era issue nationally that shows up in older Sun City-vintage subdivisions generally. Original galvanized or copper supply plumbing, single-pane aluminum-frame windows, and multiple re-roofs over six-plus decades are all reasonable expectations to verify rather than assume, home by home, since renovation history varies enormously across a tract this old.
Sun City sits within the Romoland School District (TK-8) and Perris Union High School District boundaries in this part of Menifee, notable since it's an age-restricted community for most residents but still zoned like the rest of the area for any non-restricted parcels nearby. Given the age of the housing stock, foundation and slab condition, along with any settling typical of 60-plus-year-old construction on valley soils, deserves the same attention as the mechanical systems.
