We bid. You stay anonymous.
Hire us to bidFour steps, in the order they happen. Nothing about a sale at the steps resembles a normal escrow, and the differences are where money is lost.
Hire us to bid →A cashier’s check or a wire confirmation, in hand on the day. Personal checks are not accepted at the steps, so the money is arranged and staged before the sale date.
We read the recorded file first — the notice of default, the notice of sale and every lien sitting behind them — so you know which position is actually being sold.
The sale runs in person at the location the trustee posted. We attend and bid to the ceiling you set, and the highest bid over the opening amount takes the property as-is.
Title transfers as-is, with no contingency and no guaranteed possession. We handle the steps that follow the sale and tell you up front what they cost.
General California procedure, not legal advice. The trustee sets the terms for its own sale and can change them up to the day; we confirm them before every bid.
Four things decide whether a Moorpark auction property is worth a number at all, and every one of them is answered on the parcel before the date.
The inspector’s eye →
Lien positionA trustee sale wipes what is junior to it and leaves what is senior. We read the recorded stack so the bid is placed against the right position, not the first one listed.
Title defectsRecorded judgments, easements and clouded title do not vanish at the steps. We pull the record before the date, because after it the problem is yours.
OccupancyA property can sell with people in it. Whether that is the former owner or a tenant changes the timeline, the legal route and the carrying cost of the whole deal.
Property conditionNo inspection, no walkthrough, no disclosures. Zarko reads the exterior, the permit record and the tract’s known defects, and prices the work into the ceiling.
Inspection by inspection.re, founded by Zarko. Photographs above are illustrative, not pictures of a property currently at sale.
No agency keeps one public trustee-sale calendar, so we do not publish a feed pretending one exists. Three streams are watched by hand, and a date reaches you once it is confirmed.
Open the Vault →The county publishes its tax-defaulted parcel list and its bidding rules ahead of each sale, and sets its own cycle — most run one sale a year, some run two, and a county can skip a year entirely.
Ventura County Treasurer-Tax Collector — Annual Property Tax Sale Auction
Lender foreclosures are recorded with the county and posted by the trustee. Nothing gathers them into one public calendar, in this state or any county in it, so they are watched one address at a time.
A property that draws no bid at the sale goes back to the lender and returns later as bank-owned inventory. We watch for that release before it reaches a portal.
Bought by: I follow these closings myself — some of these buyers I know, a few were my clients. The names are for Vault members; everything else on the row is open.
A row appears here only once the trustee or the county has confirmed the date. Nothing on this page is a projected or estimated sale.
One licensed agent, at the sale, bidding to a number you set in advance.
Who you are hiring →
Discretion. Knowledge. Results.
Zarko reads the recorded file, walks the exterior, sets the ceiling with you and stands at the sale himself. He bids in his own name, so the buyer on the record is the desk. If the number goes past your ceiling, he stops.
