Copper Canyon sits on Murrieta's west side at the base of the Santa Rosa foothills, off Clinton Keith Road at Calle del Oso Oro, with a second entrance off Washington Street. It's a single, fairly compact building cycle, homes went up between 1998 and 2001, so the tract reads as one construction era rather than the patchwork you get in an older, phased community. Public listings consistently describe it as carrying no master HOA, which keeps monthly costs down but also means there's no association reserve fund behind common-area or slope maintenance the way a gated tract would have.

Home styles are the one- and two-story stucco production plans typical of Riverside County tracts from that window, on lots that back up to open space toward the mountain base in places. That hillside-adjacent siting is the detail worth flagging for buyers: drainage and slope stability at the tract's edge lots matter more here than in a flat-pad interior lot.

Murrieta Valley Unified School District serves this address. Construction-era expectations for a 1998–2001 tract: original roofing is now in its mid-to-late service life depending on material and exposure, original HVAC condensers are candidates for replacement on unrenovated homes, and copper or CPVC supply plumbing (not the polybutylene common to earlier-1990s and prior tracts) is the expected baseline, though it should still be verified home by home.

HOA, Mello-Roos and CFD
Copper Canyon is widely described in public listings as a no-master-HOA tract, which for buyers usually also means no community-level CFD collected through an association. Whether a Mello-Roos special tax still applies at the county-tax-bill level for a given parcel, and what it funds, is pending the founder's notes.
