Valencia

The largest and most master-planned of Santa Clarita's four founding communities, built out from the 1970s through the 2000s in phases that each carry their own HOA and, in the newer tracts, Mello-Roos.

Saugus

A mix of 1980s-90s tract housing and newer hillside development toward the city's northern edge.

Newhall

Santa Clarita's oldest district, with a historic downtown core dating to the early 1900s.

Canyon Country

The city's eastern district, with older 1970s-80s tracts alongside newer master-planned growth like Skyline Ranch.
