Santa Rosa City Hall · what it means for owners

Will Santa Rosa extend approval for 98 Lance Drive homes?

Santa Rosa will weigh a one year extension for approvals covering 98 homes at 1696 Lance Drive, with no changes to the approved project or conditions.

The Santa Rosa Planning Commission has not decided. It holds a public hearing on November 12, 2026, on a one year extension of the approvals for 98 detached homes at 1696 Lance Drive, and city staff recommends approval.

What the city is deciding

The Commission is being asked to extend the tentative map and minor conditional use permit through November 14, 2027. A tentative map approves the lot layout, but a final map must be recorded before lots can be sold. This would be the first of five possible one year extensions.

The item was continued from October 22, 2026, and the documents do not say why.

Where and who it affects

The proposal covers Phase 2 of the Lance Drive Housing Development. It would divide an 8.5 acre site into 98 residential lots and allow construction of 98 detached homes.

The lots would range from about 2,200 to 3,500 square feet. Access would be from Lance Drive, Iroquois Street and Guerneville Road.

What it could mean for your property

Approval of the extension would preserve the existing map, design and conditions for another year. It would not authorize changes to the subdivision, development, plans or operations. Any proposed modification would require separate city review and approval.

The approved small lot design allows smaller lots and reduced setbacks. It includes four foot second story setbacks where eight feet would ordinarily be required. Each lot has at least 400 square feet of private open space, although the minimum dimension is four feet where 15 feet is normally required.

It must comply with the city noise ordinance during construction and operation. Applicable permits and fees are required before work, and all fees must be paid before a building permit is issued.

Phase 2 must meet city inclusionary housing requirements, but the documents do not state its affordable unit count.

Questions to ask before you buy or build

  • Is the property within Phase 2 of the Lance Drive development?
  • Which approved setbacks and open space rules apply to the lot?
  • Has the final map been recorded?
  • Which city fees and permits remain outstanding?

What happens next

The Planning Commission is scheduled to hold the public hearing on November 12, 2026. The current approvals run through November 14, 2026. The city is reviewing the final map and associated improvement plans, but the Commission has not voted on the extension.
