How a trustee sale works

Four steps, in the order they happen. Nothing about a sale at the steps resembles a normal escrow, and the differences are where money is lost.

Certified funds

A cashier’s check or a wire confirmation, in hand on the day. Personal checks are not accepted at the steps, so the money is arranged and staged before the sale date.

Title check

We read the recorded file first — the notice of default, the notice of sale and every lien sitting behind them — so you know which position is actually being sold.

The bid

The sale runs in person at the location the trustee posted. We attend and bid to the ceiling you set, and the highest bid over the opening amount takes the property as-is.

The keys

Title transfers as-is, with no contingency and no guaranteed possession. We handle the steps that follow the sale and tell you up front what they cost.

Which lien is being sold

A trustee sale wipes what is junior to it and leaves what is senior. We read the recorded stack so the bid is placed against the right position, not the first one listed.

What survives the sale

Recorded judgments, easements and clouded title do not vanish at the steps. We pull the record before the date, because after it the problem is yours.

Who is still inside

A property can sell with people in it. Whether that is the former owner or a tenant changes the timeline, the legal route and the carrying cost of the whole deal.

No inspection, no walkthrough, no disclosures. Zarko reads the exterior, the permit record and the tract’s known defects, and prices the work into the ceiling.

The calendar we watch

No agency keeps one public trustee-sale calendar, so we do not publish a feed pretending one exists. Three streams are watched by hand, and a date reaches you once it is confirmed.

County notices

The county publishes its tax-defaulted parcel list and its bidding rules ahead of each sale, and sets its own cycle — most run one sale a year, some run two, and a county can skip a year entirely.

Trustee postings

Lender foreclosures are recorded with the county and posted by the trustee. Nothing gathers them into one public calendar, in this state or any county in it, so they are watched one address at a time.

Bank-owned releases

A property that draws no bid at the sale goes back to the lender and returns later as bank-owned inventory. We watch for that release before it reaches a portal.
