Full neighbourhood file →The city's westernmost, ocean-side neighborhood of quiet walk-street lots, with oceanfront homes lining the Strand's bike-and-pedestrian path; since 2010 the city has restricted new lot mergers to two parcels after a combined 16,000-square-foot oceanside home was built in 2008.
Built into the steep bluff above the beach, the Hill Section is known for panoramic ocean and city views and a high share of remodeled or newly constructed homes, reflecting the neighborhood's cut-and-fill slope terrain.
Named for its tree-species street names (Palm, Oak, Elm, Pine) rather than its landscaping, the Tree Section was built out mostly after World War II for aerospace workers commuting to nearby El Segundo and Redondo Beach plants, with original homes around 1,000-1,800 square feet; a city tree ordinance still restricts homeowners from removing most trees without a permit.

Downtown Manhattan Beach runs along Manhattan Beach Boulevard to the Manhattan Beach Pier; its Metlox site, home to the Metlox pottery factory for decades before closing in the early 1990s, was later redeveloped into a mixed-use center with a boutique hotel, shops and underground parking.
East of Sepulveda Boulevard between Marine and Rosecrans Avenues, the Manhattan Village Mall opened in the early 1980s and anchors the city's main north-south commercial corridor, which has since gone through multiple remodels and redevelopments.
