What are Temecula's ZIP codes, and which parts of town does each cover?

Temecula's main ZIP codes are 92592, 92590 and 92591. See which areas they cover, where city limits differ, and how to check a specific property address.

Three ZIP Code areas cover almost all of Temecula: 92592 in the southeast, 92590 in the southwest and 92591 in the north. Each also includes land outside city limits, so a Temecula mailing address alone cannot establish which local government’s planning and building rules apply.

For buyers checking a home’s jurisdiction or sellers preparing a property description, the useful next step is an address-level check with the City of Temecula or Riverside County.

What are Temecula’s main ZIP codes?

The three main ZIP Code areas cover these approximate shares of Temecula’s land:

ZIP Code area Part of Temecula Share of the city’s land
92592 Southeast About two fifths
92590 Southwest About three tenths
92591 North About three tenths

A small sliver at the edge falls in 92028, the ZIP Code area associated with the Fallbrook area to the southwest.

Read the table as a description of land within Temecula, not the full extent of each ZIP Code area. It does not count homes, households, residents or listings. To understand why a mailing address can fall outside the city, the following sections also show how much of each entire ZIP Code area lies inside Temecula.

Which part of Temecula does 92592 cover?

92592 covers southeastern Temecula and the largest share of the city’s land. But only about one eighth of the entire 92592 ZIP Code area’s land lies inside Temecula. Most is unincorporated Riverside County land, with a small part in the Sage Census-designated place.

The two measurements use different starting boundaries. The table measures 92592’s portion of Temecula; the one-eighth figure measures Temecula’s portion of all of 92592. A ZIP Code can therefore cover the largest piece of the city while extending mostly beyond it.

Use “southeast Temecula” as a broad location description when searching for an address. Before making a decision that depends on local planning or building rules, confirm whether that particular address is within city limits.

Which part of Temecula does 92590 cover?

92590 covers southwestern Temecula. Across the entire ZIP Code area, only about one fifth of the land is inside the city. The rest is unincorporated Riverside County land.

For a buyer, “Temecula, 92590” supplies a mailing location without settling jurisdiction. Ask the city or county to confirm the property’s status before relying on the address to identify the applicable planning and building rules.

For a seller, verify city status before describing the property as being within Temecula’s incorporated limits. Use that confirmation when preparing the location details for your listing. This is one of the property details to gather as you prepare to sell a house in Temecula.

Which part of Temecula does 92591 cover?

92591 covers northern Temecula. About two thirds of the entire ZIP Code area’s land lies inside the city, giving it the largest share of its own land within Temecula among the three main areas. Most of the remaining land is unincorporated county land.

Its overlap with the city is very different from 92590 and 92592, but it still includes land beyond city limits. If you’re using 92591 to narrow a home search, check each candidate address with the city or county before treating it as an incorporated Temecula property.

Does a Temecula mailing address mean you’re inside the city?

A Temecula mailing address does not by itself establish that a property is inside the City of Temecula. The same applies to a 92590 or 92592 ZIP Code.

Inside city limits, the City of Temecula’s planning and building rules apply. Outside those limits, Riverside County’s apply. Land outside any city is unincorporated county land.

Sage’s designation does not create another city jurisdiction. A Census-designated place is an unincorporated community that the Census Bureau maps for statistics; it has no city government.

The land measurements in this article do not establish taxes, schools, fire service or utilities for an address. For a tax question, consult information addressing that issue, such as the explanation of a California supplemental property tax bill.

This is general information and not legal advice.

What do these ZIP Code boundaries and land shares mean?

The boundaries used here are the Census Bureau’s approximation of each ZIP Code’s area, not the Postal Service’s own delivery map.

The Census Bureau calls these ZIP Code Tabulation Areas, or ZCTAs. They are generalized geographic representations built using 2020 Census tabulation blocks. For blocks with housing units, the assigned ZCTA follows the ZIP Code associated with the most addresses in that block.

Not all valid ZIP Codes have a corresponding 2020 ZCTA. ZCTAs may also represent ZIP Codes used only for PO Boxes or a single organization.

Insider compared the 2020 ZCTA boundaries with 2020 Census city and Census-designated place boundaries from the Census Bureau’s TIGERweb map service. The measurement uses thousands of sample points to estimate land overlap between those mapped boundaries.

The resulting shares are approximate. Their uncertainty concerns the measured land overlap, so use them for geographic orientation rather than as a property count or confirmation of an individual home’s jurisdiction.

How do you check a specific property’s city status?

Start with the parcel’s county property record, or ask the City of Temecula’s planning department whether the address falls within city limits. Provide the full property address so the answer concerns the home you’re researching.

If the record does not resolve the question, contact the City of Temecula or Riverside County for confirmation before using city status in a listing description or a planning and building inquiry.

For questions beyond jurisdiction, consult the information relevant to that property issue. This ZIP Code overview cannot establish a Mello-Roos end date in Temecula or answer questions about a California homeowners’ exemption claim.

The short version

Use the table to locate the broad part of Temecula covered by a ZIP Code. When you need the property’s jurisdiction, check its county property record or ask the city’s planning department.
